In Arizona, Mother’s Day is usually reserved for brunches, family visits, and maybe a little relaxation. Or at the very least, a day without unnecessary stress. But for one property owner, a casual drive unexpectedly turned into the kind of headache landlords everywhere probably fear most. What began as a quick stop near one of her rental properties quickly spiraled into confusion and frustration.
The situation left her wondering how someone else appeared to have more rights to her home than she did. And unfortunately for her, things only got messier from there. The Arizona woman says she owns several rental properties, and one particular trailer home was supposed to be sitting completely vacant.
Supposed to. While passing by the property something immediately felt off. According to her, there were signs of activity that simply shouldn’t have been happening at an unoccupied residence. Naturally, curiosity and concern got the best of her.
Quick Check Reveals an Unwanted Surprise For Arizona Property Owner
When she stopped to investigate, she says she discovered the trailer had allegedly been taken over by squatters. The landlord says she immediately contacted the sheriff’s office to report the situation and begin figuring out how to remove the people allegedly staying there.
What followed sounded almost too bizarre to believe. According to the property owner, one woman living inside acted shocked that she supposedly didn’t belong there. At one point, the sheriff reportedly asked the woman if she wanted to speak with the homeowner directly.
The landlord kept things short and painfully clear. “Get out of my house.”To which the alleged squatter reportedly responded, “Yes, mama.” Simple enough, right? Not even close. Although the woman allegedly agreed to leave, she reportedly explained she would need “a couple of days” to move out.
Situation Somehow Gets Even More Frustrating
The landlord reluctantly agreed. But then came the question that bothered her most. How exactly was the electricity turned on? The woman living there reportedly offered very little information, vaguely claiming there wasn’t even a working bathroom inside and avoiding questions about who else had been staying there.
The landlord then contacted the electric company, hoping for answers. mainly how utility services had allegedly been activated without a lease or landlord approval. Instead, she hit another wall. Just when the Arizona landlord thought the problem was nearing an end, another update reportedly pushed her patience to the edge.
After speaking with the sheriff again, she says she learned the woman wanted additional time because she had trouble finding help to move. This time, the landlord had enough. Her response? Absolutely not. She reportedly insisted the woman needed to be gone by 2 p.m. that same day.
Squatter Laws Unfair To Property Owners
She also questioned why no arrest had been made for what she viewed as breaking and entering. According to the sheriff, changing squatter laws in the state have reportedly created a legal “gray area.” Needless to say, the landlord wasn’t impressed.
Calling the situation “just wrong all the way around,” she voiced a frustration many property owners online immediately understood. According to the homeowner, the company informed her that they could not reveal who turned on the service due to privacy laws.
Even more frustrating? She claims she cannot request to be notified before utilities are activated at her own property. Naturally, she was left wondering. How does the squatter seem to have more protections than the owner?
Because apparently “vacant” means something entirely different to some people. Squatter laws can vary widely by state, and in many cases, removing unauthorized occupants becomes far more complicated than simply calling the police. Depending on circumstances, law enforcement may view some cases as civil disputes requiring formal eviction proceedings rather than criminal trespassing cases.
That legal gray area often leaves property owners feeling stuck and irritated.
